- Meet and Greet: We start with an in-depth consultation to discuss your goals, timeline, and any concerns you might have. This is a chance for us to get to know each other and for me to understand your unique needs.

2. Customized Marketing Plan
- Strategic Planning: Together, we create a tailored marketing plan designed to highlight your home’s best features and attract serious buyers.
- Professional Photography, a Property Website, and Professional Videos: Your home is professionally photographed by my professional photographer and I build a dedicated listing page to showcase it online and in all marketing materials. I offer professional listing videos on all luxury listings, similar to the one below:
- Massive Digital Exposure: I run a targeted online marketing campaign to get your listing in front of the right buyers — not just locally, but across a wide network of real estate platforms, mobile apps, and retargeting ads that follow buyers across the web.

3. Listing Your Home
- MLS and Online Presence: Your home is listed on the Multiple Listing Service (MLS) and featured on HomesByGrant.com and other major real estate websites.
- Social Media and Email Marketing: I promote your listing through social media channels and email campaigns to reach an even broader audience.
4. Showings and Open Houses
- Coordinated Showings: I handle scheduling and conducting showings, making the process easier for you. I provide you with feedback from potential buyers to keep you informed throughout the process.
- Open Houses: When appropriate, I organize open houses to attract even more interest in your property.
- Realtor Caravan: Also when appropriate, I have your home put in the local Realtor Caravan so agents in your market who are actively working with buyers can preview your home for their clients (This is only available in select markets in Northeast Georgia; reach out to me to confirm if a Realtor Caravan is available in your local market).
5. Receiving and Negotiating Offers
- Offer Presentation: I present and explain all offers to you, helping you understand the terms and implications of each.
- Expert Negotiation: Using my strong negotiation skills, I work with you to secure the best possible price and terms for your home.
6. Contract to Closing
- Inspection and Appraisal Coordination: I manage all necessary inspections and appraisals, addressing any issues that arise.
- Finalizing Paperwork: I guide you through the closing process, ensuring all paperwork is completed accurately and efficiently/timely.
- Closing Day: On closing day, I am with you to ensure a smooth and successful transaction.
7. Post-Sale Support
- Ongoing Assistance: Even after the sale is complete, I remain available to assist with any questions you may have.
